NOTICE FOR PUBLIC HEARING

CONCERNING APPLICATIONS FOR CONSENT UNDER SECTION 53 OF THE PLANNING ACT, 1990

TAKE NOTICE THAT THE COMMITTEE OF ADJUSTMENT FOR CONSENTS WILL HOLD A HYBRID PUBLIC MEETING ON

November 28, 2025 at 2:00 p.m.

This meeting will be held in a Hybrid format in accordance with Section 238 of the Municipal Act, and the Town’s Procedure By-law, which provide for Electronic Participation.

Members of the public wishing to comment are strongly encouraged to make a written submission any time prior to the hearing by emailing planning@bracebridge.ca. Members of the public wishing to make oral submissions to the Committee may do so by attending the Council Chambers at 1000 Taylor Court or Electronically through Zoom. EXPLANATION OF THE PURPOSE AND EFFECT OF THE CONSENT APPLICATION

An application for consent has been submitted for the lands located at 45 Bowman Street and legally described as part of Lot 3, Concession 1, Macaulay Ward, Town of Bracebridge, being Lot 52 and 53 on Plan 26. If approved, the application would result in one severed parcel and one retained parcel.

The subject lands are approximately 2,307 square metres (0.57 acres) in area with approximately 70.7 metres (231.96 feet) of frontage on Bowman Street. The severed lot would be approximately 750 square metres (0.19 acres) in area and have 50.7 metres (166.3 feet) of frontage on Bowman Street. The retained lot would have a resultant lot area of approximately 1557 square metres (0.38 acres) in area and have 20 metres (65.6 feet) of frontage on Bowman Street.

EXPLANATION OF THE PURPOSE AND EFFECT OF THE CONSENT APPLICATION

An application for consent has been submitted for the lands located at 408 Manitoba Street and legally described as part of Lot 2, Concession A, Monck Ward, Town of Bracebridge being Part 2 on Plan 35R-27463. If approved, the application would result in one severed parcel and one retained parcel.

The subject lands are approximately 2,494 square metres (0.62 acres) in area with approximately 31.1 metres (102.0 feet) of frontage on Manitoba Street. The severed lot would be approximately 914 square metres (0.23 acres) in area and have 15.3 metres (50.2 feet) of frontage on Manitoba Street. The retained lot would have a resultant lot area of approximately 1,580 square metres (0.39 acres) and have 15.8 metres (51.8 feet) of frontage on Manitoba Street.

ADDITIONAL INFORMATION relating to the application can be obtained by contacting the Planning Services Branch of the Planning and Development Department via planning@bracebridge.ca. A Notice of this application has been circulated to all property owners within 60 metres (200 feet) of the subject properties and to the appropriate persons and public bodies according to Ontario Regulation 197/96 under the Planning Act.

ANY PERSON OR AGENCY may make written submissions to the Town of Bracebridge either in support of or in opposition to the proposed consent by emailing planning@bracebridge.ca.
A copy of the decision will be sent to the applicant and to each person who filed with the Town a written request for notice of the decision.

If you wish to be notified of the decisions in respect of these applications, you must submit a written request to the Town of Bracebridge (planning@bracebridge.ca). This will also entitle you to be advised of a possible Ontario Land Tribunal Hearing. Even if you are the successful party, you should request a copy of the decision since the decision may be appealed to the Ontario Land Tribunal by the applicant, the Minister or a specified person or public body as defined by the Planning Act that has an interest in the matter. Members of the public are no longer able to appeal Consent decisions to the Ontario Land Tribunal, as a result of changes made to the Planning Act by Bill 23 on November 28, 2022.
