EXPLANATION OF THE PURPOSE AND EFFECT OF THE PROPOSED MINOR VARIANCE
The minor variance application was submitted in order to construct a detached garage.
Specifically, the applicant is requesting relief from Section 3.2.3.1 of Comprehensive Zoning By-law 2016-088 in order to permit a lot coverage of 13.3% in the Residential Type 1 (R1) zone for accessory structures, whereas the Zoning By-law requires a maximum lot coverage of 10.0% for accessory structures.
The applicant is also requesting relief from Section 4.2.1 of Comprehensive Zoning By-law 2016-088 in order to permit an accessory building in the front yard of a Residential Type 1 (R1) zone, whereas the Zoning By-law requires an accessory building to be in an interior side yard or rear yard.
The applicant is also requesting relief from Section 3.2.3.1 of Comprehensive Zoning By-law 2016-088 in order to permit an accessory building in the Residential Type 1 (R1) zone with a 16.15 metre (53.00 foot) setback from the centreline of the street, whereas the Zoning By-law requires a minimum setback of 17.5 metres (57.4 feet) from the centreline of the street.
