EXPLANATION OF THE PURPOSE AND EFFECT OF THE PROPOSED MINOR VARIANCE
The minor variance application was submitted in order to reconstruct a cottage, deck, stairs, and to recognize the locations of a garage and shed.
Specifically, the applicants are requesting relief from Section 3.3.3.1 of Comprehensive Zoning By-law 2016-088 in order to permit a dwelling with an 18.33 metre (60.1 foot) setback from the high water mark in the Shoreline Residential Type 2 (SR2) zone, whereas the Zoning By-law requires a setback of 30.0 metres (98.4 feet) from the high water mark.
The applicants are also requesting relief from Section 3.3.3.1 of Comprehensive Zoning By-law 2016-088 in order to permit a deck with a 15.90 metre (52.2 foot) setback from the high water mark in the Shoreline Residential Type 2 (SR2) zone, whereas the Zoning By-law requires a setback of 30.0 metres (98.4 feet) from the high water mark.
The applicants are also requesting relief from Section 3.3.3.1 of Comprehensive Zoning By-law 2016-088 in order to permit stairs with a 16.28 metre (53.41 foot) setback from the high water mark in the Shoreline Residential Type 2 (SR2) zone, whereas the Zoning By-law requires a setback of 30.0 metres (98.4 feet) from the high water mark.
The applicants are also requesting relief from Section 4.2.1 iii) of Comprehensive Zoning By-law 2016-088 in order to permit a shed with a 6.75 metre (22.15 foot) setback from the centreline of the road, whereas the Zoning By-law requires a setback of 17.5 metres (57.41 feet) from the centreline of the road.
The applicants are also requesting relief from Section 4.3.3 i) of Comprehensive Zoning By-law 2016-088 in order to permit a garage with a 0.89 metre (2.92 foot) interior side yard setback, whereas the Zoning By-law requires an interior side yard setback of 1.20 metres (3.94 feet).
