For All Septic Permit Applications

Site Plan

A site plan which shows the septic system in relation to other features on the property, including:

  • Distances to Property Lines: Front, rear, and side yard setbacks.

  • Structures: All existing and proposed buildings.

  • Water Sources: Distances from the septic tank and leaching bed to nearby wells and surface water (lakes, rivers, creeks).

  • Topography: Steep slopes, bedrock outcroppings, or low-lying wet areas.

Design Drawings

Accurate, to-scale drawings are required to show how the system will be constructed.

  • System Design: A plan view showing the septic tank size, pump chamber (if applicable), and the layout of the leaching bed (runs, spacing, and length).

  • Cross Section: A side-view drawing of the leaching bed showing the depth of stone, sand lift (if required), distribution pipe, and cover material

Design Calculations and Forms

  • Design Calculations (Schedule 3): Must be provided to indicate the Daily Design Flow (Q) (based on bedrooms and fixture units) and determine the native soil's T-Time (permeability). 

Frequently Asked Questions

The fee for a building permit application for a septic system is $450.

If you're only replacing an existing tank, the fee for the application is $200.

Payment options available when you submit your permit application include:

  • Cash or debit at the Municipal Office;
  • Cheque made payable to the Town of Bracebridge and mailed to the Municipal Office at 1000 Taylor Court, Bracebridge ON P1L 1R6; or by
  • Credit Card. Online payments are subject to an electronic processing fee.

Permits are usually issued between 10 to 20 business days if the application along with accompanying drawings are complete and the proposed construction meets all legal requirements such as zoning regulations, Ontario Building Code and the other requirements.

No, on a vacant lot, a septic system permit cannot be issued as a stand-alone permit. It can only be issued concurrently with a building permit for a primary structure, such as a new home or commercial building.

Before planning the development of a vacant lot, please contact the Planning Department at planning@bracebridge.ca for information on the planning process and the required approvals you will need to develop the property.

All inspections are requested directly through Cloudpermit at https://ca.cloudpermit.com/. If you do not have access to the septic permit workspace on Cloudpermit, please contact the person that submitted the building permit application on your behalf and they can invite you to setup an account.

Inspections are mandatory:

Town staff must inspect the work at specific stages of construction to ensure everything meets safety and building code standards. Skipping inspections may result in fines or having to undo completed work.

Please allow for 48 hours' notice for all inspection request.

Submitting your permit online

The Town of Bracebridge uses the online community development platform, Cloudpermit, for septic permit applications. Complete the entire building permit process online using your phone, tablet, or laptop.

With Cloudpermit you can: 

  • Apply for septic permits at any time, from anywhere;
  • Check the status of your septic permit or septic inspection (when your application status changes, you’ll automatically receive an email letting you know);
  • Schedule or cancel septic inspections;
  • Communicate with the the Building Services Branch with time-stamped messages; and
  • Request and submit changes to existing building permits.
